We will list your property on all relevant real estate websites, and include a minimum of 5 professional images of your property.
2 open inspections will be conducted per week, outside of business hours, until the property is leased.
We will keep you updated regularly on the status of your property.
All prospective tenant enquiries will be responded to within 48 hours.
We will verify all tenancy applicants referees and information within 2 business days of receipt.
We will utilise the national tenancy database we’re subscribed to, to screen all tenancy applicants.
All tenancy applicants deemed potentially suitable will be forwarded to you for a decision, unless instructed otherwise.
The property will be leased for the amount agreed upon by you, or higher, and will only be leased for a lower amount with your approval
Overdue rent payments will be followed up in accordance with the Residential Tenancies Act 1987.
In the event that termination of the tenancy is deemed necessary, we will keep you thoroughly informed throughout the legal process.
REPAIRS AND MAINTENANCE
Any “urgent” repair requests received will be attended to within 5 hours of receipt.
Any “non urgent” requests will be processed within 2 business days of receipt.
We will keep all invoices, and provide you with copies at any time on request.
We will endeavour to get the best prices for any repairs and maintenance
The tenancy agreement for your property will be reviewed not less than thirty days prior to expiry.
Prior to renewing any lease agreement, we will contact you for your instruction.
We will notify you if the tenant does not want to renew their lease agreement.
Over a twelve month period we will conduct at least four quarterly inspections
Advise you by phone, or email.
Conﬁrm the details in writing to both you and the tenant.
List the property on all relevant websites
Prepare all necessary documentation.
Arrange times to hold open inspections.
Process the tenant’s bond refund as soon as possible after vacating the property
If deductions from the rental bond are necessary, details will be provided to both you and the tenant.
We will conduct ourselves to the highest standards of honesty, integrity and professionalism, in compliance with the Real Estate and Business Agents ‘Code of Conduct’.
